Internal and external alterations for the removal and replacement of existing kitchen in new position including installation of new extract ventilation to be terminated at roof level.
Our Response As part of the proposed internal works to the top-floor flat (third floor level), it is proposed to “install a new extractor fan which we propose will be taken into the existing roof void and discharged through the roof.” Based on the proposed location of the flue as marked on the floor plans, it is presumed that the flue would be located within the inner roof valley and as such would be concealed from public view, although the details as to the external appearance and location of the flue have not been satisfactorily clarified as part of the application. We therefore recommend that the provision of a relevant roof plan marked with the proposed interventions would be helpful in further elaborating the degree of external change, and potential impact, proposed to the exterior of a Grade I listed building. Where possible, we recommend that the position and height of the proposed flue is kept below the height of the roof ridge, and is finished in a suitable colour to enable this addition to sit recessively against the existing roof surface.
