Our Response

Applications 23/01683/TCA & 23/01733/TCA jointly propose a series of tree maintenance works at Brookdene and Roans, a pair of semi-detached dwellings situated within the Lyncombe Vale character area of the Bath City-Wide Conservation Area and World Heritage Site. The character of Lyncombe Vale is characterised as semi-rural and secluded, intentionally set apart from the high-density urban grain of the city centre, the effect of which is attributed to significant enclosing bands of woodland throughout the Lyncombe Vale, Entry Hill, and Perrymead areas (Entry Hill, Perrymead and Prior Park Character Appraisal). As viewed from Lyncombe Vale Road, the dwellings are set against an elevated, shared band of tree planting and greening which largely screens development along Greenway Lane to the north and contributes to the secluded atmosphere of the area.

Where it is proposed (between the two applications) to fell a number of dead and poor quality trees, the necessity of their removal is recognised. We encourage consideration of the long-term maintenance and reinforcement of the existing tree canopy and landscape city character in this area and its cumulative contribution to the area’s semi-rural qualities; the opportunity for replanting in a suitable species and size is therefore encouraged as to sustain the green setting in this area.
