Our Response

2 Lyncombe Hill is a detached Grade II late 18th century dwelling situated within the Bath conservation area and World Heritage Site. The proposed site of development is the existing 20th century flat-roofed garage positioned in front of the dwelling along Lyncombe Hill; in its current form it intrudes into streetscape views of the listed building and does not contribute positively to the character or appearance of the conservation area.

Should the principle of the refurbishment of the garage to “provide supportive living arrangements” ancillary to the main house be found acceptable, we strongly recommend that the development is conditioned as part of any forthcoming permit/consent to prevent separate use and the associated material and functional subdivision of the setting of a listed building. We maintain this site would not be appropriate for independent residential usage.
