Our Response

The proposed site of development is a dual-facing site situated between Upper Bloomfield Road and Red Lion Lane, within the Bath World Heritage Site and the indicative townscape setting of the Bath conservation area. It is characterised as an area of medium density (Bath City Wide Appraisal 2005) but with a mix of semi-detached, detached, and terraced housing forms.

Should the principle of development be deemed acceptable on this site, the Trust emphasises the need for high quality development that meets with the nationally described space standard. There are no existing or proposed footprint measurements provided as part of this application; however, considering this application proposes the construction of two two-bedroom dwellings on a site totalling 142m2, this allows a maximum of 71m2 per house, including parking and outdoor amenity space. This would fail to meet the minimum gross internal floor area of 70-79m2.

We therefore maintain that any housing on this site should meet with the nationally described space standard to ensure its consistent future residential amenity. With regards to the constrained scale of the site, it may be better suited to a maximum development of one dwelling, rather than two.
