Our main observation with this application is that there is not enough information on the building in question (history etc.) to understand the impact of these proposals; it is difficult therefore to comment on the loss of the north light in forming the roof terrace. There is a lack of contextual information to show how the roof terrace and associated paraphenalia will appear in long and medium views in the local area and whether there will be a significant visual impact that may need mitigation. The capacity looks to be huge at circa 100 which makes us question whether this will actually become a bar. Whilst outside our remit, we would comment that the main concerns of this proposal will be residential amenity and environmental impacts (noise etc) and we leave such considerations to the case officer. We would recommend however that further information on visual and contextual impacts is sought from the applicant.
