Conversion of garage to provide ancillary accommodation to provide for one additional occupant in the HMO (House in Multiple Occupation).
Our Response

The proposed building is already in permitted use as a 5-bed HMO, within the HMO Stage 1 Test Area (area at or above a 25% HMO density). The area is already of a high residential density, comprised of long rows of terraced dwellings and later additions of semi-detached development. We therefore have concerns regarding the proposed intensification of use of this HMO. The provision of an additional sixth bedroom in an ancillary outbuilding separate from the main building is indicative of the overdevelopment of this site to the detriment of the residential amenity of both the existing and future residents of this property, as well as neighbouring residents.

We consider this would set a harmful precedent for the potential intensification of other, already tightly-packed HMO properties in similar residential areas across Bath.
