38 Milsom Street, City Centre
38 Milsom Street forms part of a Grade II* section of Georgian terraced shops, formerly houses, situated within the Bath conservation area and World Heritage site. It is positioned mid-way along Milsom Street, a grand Georgian residential street allowing views from Edgar Buildings on George Street into the city centre, which quickly became a popular commercial street from the late 18th century and remains a busy shopping district in modern Bath.
The Trust feels that the removal and replacement of the existing 20th century Crittal windows in the rear elevation with timber-framed sash windows in a Georgian style would be more appropriate to the overall aesthetic coherence of 38 Milsom Street’s original, intended design, as well as the overall appearance of Milsom Street’s shared backland elevation. This proposal would not constitute a loss of historic glazing.
However, we would recommend that further window details are submitted as part of this application before it can progress further. Whilst a return to a sash design is undeniably an aesthetic improvement, it would be beneficial to provide further details regarding the profile and glazing bar width to retain some homogeneity with 38 Milsom Street’s neighbours. It would also be preferable to clarify as to whether single or double/slimline glazing will be utilised, and we trust that contact is made with the relevant officer regarding the impact that slimline glazing would have on the exposed rear elevation of a Grade I building, should this option be considered.
