Our Response

36 Milsom Street is a Grade II house, now shop on ground floor, situated within the Bath conservation area and World Heritage site. It is positioned mid-way along Milsom Street, a grand Georgian residential street allowing views from Edgar Buildings on George Street into the city centre, which quickly became a popular shopping street.

We acknowledge that the ground floor has not been included within this scheme, and continue to emphasise the importance of retaining 36 Milsom Street’s retail function and active shopfront as part of Milsom Street’s continued popularity with pedestrian shoppers and tourists.

We feel that the conversion of the upper floors to residential use will provide much-needed accommodation within the city centre, and will ensure the continued and sustainable future use of the building in its entirety. However, should this proposed change of use be consented, we would strongly recommend that a Condition is attached to ensure that the proposed residential use of the first, second, and attic floors is not for short term holiday lets, but rather for local residents.

We would further recommend that existing and proposed roof plans are submitted as part of this application, particularly with regards to the mounting of solar panels on the rear roof slope which are not illustrated in the available plans. It would be advisable to provide detailed plans of the solar panels, which we would recommend adhere to Policy SCR2 of the Core Strategy and Placemaking Plan with regards to its position and design to minimise any potential impact to the appearance or material of a listed building.
