Our Response

Englishcombe Lane is an unlisted semi-detached property located outside of the Bath conservation area, but still within the boundary of the city’s World Heritage setting. The area is largely characterised by its 19th and 20th century residential streetscape.

BPT chooses not to comment on the construction of a new dwelling on this site. However, we wish to address the permitted boundary of development which appears to be restricted to the construction of the new dwelling only as marked out on the elevations supplied with this application. However, the Trust has noticed that changes have been made to the existing property at 276 Englishcombe Lane including the addition of a porch and a rear two-storey extension. We feel that this would consequently require a separate planning application for the alteration of the existing property.
