16 Williamstowe, Combe Down, Bath
16 Williamstowe is an unlisted turn of the 20th century terraced cottage situated within the Combe Down character area of the Bath conservation area and World Heritage Site. In scale and form it is indicative of the typical building form of the area, primarily of two-storey terraced and semi-detached form, albeit with some variety in age.
Considering the relative geographical separation of the garden space from the main dwelling, we highlight that this site is increasingly sensitive to possible future pressures of subdivision and independent development. As a garden site, it currently strongly contributes to the green character of this area of the conservation area, on the semi-rural peripheries of Bath. Should the principle of this application be considered acceptable, we therefore strongly recommend that the proposed garden office should be conditioned for use remaining ancillary to the main dwelling, and would not be considered a precedent for further intensified or residential development.
