Change of use of existing dwelling No. 143A from dwelling (use class C3) to bed and breakfast (use class C1) with extensions/ alterations to form 7 additional bedrooms. Reinstatement of…
Our Response Notwithstanding the previous approval on this application we would comment that the proposed works to the listed building and the adjacent plot appear to create a hotch potch of built forms which neither retain nor enhance the significance of the listed building or its setting. It looks to be overdevelopment of both buildings without regard for enhancement of either the buildings or the conservation area within which they sit. In particular the building of a stone porch appears to off-balance the attractive villa, and to destroy what remains of the symmetry of the heritage asset. The pastiche copy design of the porch further exacerbates the harm we see being proposed here. If any kind of a porch appears necessary, we would prefer a subservient modern intervention to be a readable entity that does not compete with the authenticity and appearance of the villa itself. The previously consented conservatory on this part of the site is at least separate from the building, is more light touch and of a readably different appearance. We would particularly support the reinstatement of the lawn area to ensure that the open, green character of this area is retained; otherwise this front garden in an area characterised by spacious green frontages will look like a hard urban car park.
