Our Response

22 The Circus forms part of the Grade I Georgian circular terrace within the core of the Bath conservation area and World Heritage site. Designed by John Wood the Elder, it remains one of Bath’s most significant surviving demonstrations of Georgian monumental town planning, a strong contributor of OUV through its tangible demonstration of intentional, dramatic design.

BPT acknowledges the need for the update of the current building’s heating system. However, we feel this is a missed opportunity to integrate a new and more efficient electrical system that utilises green energy in response to the current Climate Emergency. We feel that the necessary upgrade of this building offers the opportunity to consider more carbon-neutral options to reduce emissions. We additionally recommend that a new heating system be considered as part of a ‘whole house’ approach to the improved thermal performance of the building, which could include future retrofitting options including the installation of insulation or secondary glazing.

BPT does not object to the proposed internal changes for the installation of a new heating system. However, whilst the Trust acknowledges the functional necessity of installing a flue in the rear wall in accordance with this application’s proposal, we would recommend that a more appropriate material be used in place of black-coloured plastic, such as stainless steel. This will reduce the visual harm to the façade of a Grade I building through the use of higher-quality materials, whilst reducing the likelihood of later replacement.
