3 Burton Street is part of a Grade II pair of terraced late Georgian houses that now serve as commercial spaces within the streetscape. It is situated within the historic core of the Bath conservation area and World Heritage site, and is ancillary to high concentrations of Grade II Georgian terraced buildings along Burton Street, Old Bond Street, New Bond Street, and Upper Borough Walls. The building is currently empty and in poor condition; therefore, remedial works are urgently required to ensure a future consistency of use and historic fabric retention, and better enhance the visual and historic character of the conservation area.

BPT strongly supports the principle of this scheme to bring this listed building back into use. 3 Burton Street is situated within Bath’s social and commercial centre, and we are pleased to see that this property will continue to serve a retail function that will preserve and enhance the established character of the conservation area. The replacement of faulty fixtures such as the dysfunctional roof valley gutter and weakened ceiling joists are crucial to ensure the structural integrity of the building is stabilised, and minimise the later loss of historic fabric that will degrade the significance of a listed building.

However, we would like some clarification as to why an application for these works was not submitted sooner, as this has likely exacerbated the existing deterioration. The Trust advocates for regular, prompt maintenance and care to ensure smaller issues are repaired immediately to avoid more significant problems later on. We would recommend this approach to ensure any future scale of works remains as unobtrusive to the tangible and intangible value of the listed building as possible.
