2 Richmond Hill, Beacon Hill, Bath

2 Richmond Hill forms part of a Grade II late 18th century residential terrace situated within the Bath conservation area and World Heritage Site. It forms part of the ancillary streetscape context to the Grade II early 19th century semi-detached Richmond Lodge and the Old Vicarage, previously a single vicarage before being subdivided into two dwellings, on the junction with Richmond Road. The terrace at Richmond Hill has a grand aspect, set back from the roadside in generous private gardens with a mixed boundary treatment of formal Bath stone ashlar walls and wrought iron railings, alongside well-established boundary planting which contributes considerably to the green appearance of the area. The terrace’s principal façade can be publicly ‘glimpsed’ from the highway, but with clearer views of the varied rear elevation from the north-east across the allotments. The rear lane is the main access for resident parking, and there are a number of garages with doors that penetrate the rear boundary retaining wall.

It remains unclear as to the current condition and extent of the rear boundary retaining wall associated with 2 Richmond Hill, which by merit of its traditional construction and interconnected material and spatial relationship with the main house would be considered to be Grade II curtilage listed. It is additionally uncertain as to the extent of proposals for the creation of a new access through the rear wall, such as the proposed scale and appearance of the new opening and gate, with an absence of either existing or proposed context elevations of the north elevation including the retaining wall. We therefore strongly recommend that these aspects of the scheme are appropriately clarified.
