Our Response

The Wing of the Hill is an early 19th century dwelling situated within the Bath Green Belt, Cotswolds AONB, and the indicative landscape setting of the World Heritage site. Whilst unlisted, it forms part of the original domestic complex surrounding the Grade II 19th century houses Magnolia Cottage and the Hill.

Whilst the extension appears to be largely suitable on the basis of its low height and concealed appearance, we would recommend that the proposed volume increase percentage is provided in comparison with the pre-1948 original building’s volume to ensure this application constitutes appropriate development within the Green Belt. The total volume of all post-1948 additions should fall below a maximum volume increase of 30%.
