Our Response

The Inn is a Grade II early 18th century public house located within the Freshford conservation area, Bath’s Green Belt, the Cotswolds AONB, and the landscape setting of the Bath World Heritage site. Therefore, whilst the outhouse subject to this planning application is unlisted, it should be considered as part of the listing designation for the The Inn due to its age, curtilage position and historic ancillary relationship and consequently shared aesthetic and historic significance.

BPT does not object to the conversion of the outhouse to a holiday let. We instead encourage the sustainable reuse of historic buildings to ensure their continued use and associated maintenance in future.

However, we would like to emphasise the importance of maintaining the visual and commercial association between the outhouse and The Inn to prevent the fragmentation of the site and the readability of the listed building within its immediate context. Aesthetically, this relationship can be ensured by a consistency of detail, such as the use of a matching colour palette across the doors and windows of both buildings. We would also recommend that a Condition be attached to any planning consent to ensure that the outhouse remains commercially attached to The Inn, should conversion be consented, to prevent the formulation of a separately owned dwelling or holiday let on the site.
