Internal and external alterations for penetration of existing external wall for gas flue installation and condensate pipes.
Our Response

Prospect House is a Grade II mid-19th century Tudor Gothic style former school building, situated within the Bath conservation area and World Heritage Site. The focus of this application is a later 1868 Gothic extension to the south which sits up against the site boundary and has become a prominent focal point of the building as viewed from the southern approach. The core body of the original school building is in Bath stone ashlar, with the later extension providing a material contrast in machine cut rough surfaced rangework.

We do not condone works to listed buildings without having first acquired the appropriate listed building consent.

We note the benefits of the street-facing east elevation as well-detailed and largely uncluttered. The addition of condensate pipes and a balanced flue would therefore add further clutter and be of some harm to the appearance of the building. Should the principle of installation on this elevation be considered acceptable, we strongly recommend that a buff or ‘Bath stone’ colour finish is selected, rather than the existing black, to better blend in with the wall and mitigate visual harm.
