Our Response

This application deals with the single storey holiday lets to the rear of Wansdyke Inn on Upper Bloomfield Road, within the Bath World Heritage site and part of the indicative townscape setting of the conservation area.

BPT has previously objected to the change of use of the rear storage area into two holiday lets (see application 17/02255/FUL) on the basis of detriment to residential amenity, and visual impact on the existing streetscape. We maintain that this development does not sit well within its local context.

Furthermore, the addition of one bedroom unit without the provision of a third parking space is contrary to the residential parking requirements of Bath’s Outer Zone in accordance with Policy ST7 of the Core Strategy and Placemaking Plan. We are resistant to schemes which could result in an increase of on-street parking that will directly affect the appearance and character of the townscape as well as negatively impacting local residential amenity.

This application is therefore contrary to Policies D1, D2, D3, D4, D6, D7, and ST7 of the Core Strategy and Placemaking Plan, and should be refused or withdrawn. We maintain that the car port should be retained as such to provide necessary off-street parking.
