Internal and external alterations for the replacement of rear single sash window in Mansard with double sash window.

32 Park Street is a Grade II late 18th century terraced townhouse situated in the Bath conservation area and World Heritage site. It forms the contextual and architectural setting of a high concentration of Grade II townhouses along Park Street, and Park Place to the south. From Park Place, the rear of Park Street is clearly visible, and forms a critical aspect of Bath’s backland character in which alterations and extensions form part of each building’s layered narrative, evident of changing fashions of use and function.

We acknowledge the need for the proposed window replacement due to the poor condition of the existing windows. However, considering that the box frame is noted to be an original feature in the Heritage Statement, we would suggest that this aspect of the window is appropriately recorded and photographed before removal to ensure the documentation of an historic feature of interest.

Whilst we note the consistent presence of double-sash dormer windows along Park Street, we would however highlight that the presence of the original box frame in this position indicates that the dormer windows in their current position and state are likely strongly indicative of the house’s original dormer window layout. This does not appear to have been considered or assessed in the Heritage Statement with regards to retained evidential significance along a terraced elevation along which significant amounts of material change and variety, particularly in dormer window styles, positions, and fenestrations, are visible.

Should the principle of the double-sash window be considered appropriate, we would ask for further details as to dormer flashing and cheek materials to ensure consistency with the unaltered dormer window, details which are lacking from the drawings and D&A Statement as provided.
