18 Lansdown Crescent forms part of the Grade I terraced crescent situated within the Bath conservation area and World Heritage site. Any application needs to consider the building’s special architectural and historic interest, and how harm can therefore be mitigated in the process of alteration.

BPT supports the proposal to reinstate the historic plan form of the building through the removal of a modern internal insert. The further reinstatement of historically appropriate features such as the floorboards and decorative plasterwork will enhance the significance of a listed building whilst ensuring a more efficient usage of the internal space.

The replacement of modern joinery with suitable, historically appropriate alternatives is favourable, although the Trust requests that all proposed styles of decoration are publicly documented to enable a more accurate assessment of the suitability of the application.

We encourage the removal of lowered ceiling and modern plasterboard which will allow the positive reinstatement of the original plasterwork detailing that is shown to be in exceptional condition. However, suitable mitigations measures are required if the plasterwork is to be left exposed whilst retaining a suitable integrity of fabric and significance. The appropriate care and conservation of the ceiling should be a Condition of the application which should also seek to agree appropriate new lighting and services that would minimise harm to the special architectural, artistic and historic interest of the ceiling.
