Internal alterations to relocate the previously approved kitchen units from the entrance hall to the flat, to the living room.
Our Response

In our view there is little difference between the harm from a kitchen in the grand entrance hallway to it being a freestanding affair in the grand ballroom. The unit set close in front of the historic window disturbs the proportions of the window and hides views of sections of the window, such as the attractive architrave. However, if it is freestanding and therefore moveable we suggest two smaller units either side of the window.

Our primary reason for commenting is that we are concerned regarding the provision of utilities, water and drainage to these units and the associated impact on historic fabric. We cannot see how Building Control will allow this type of kitchen without the associated ventilation units and fire safety provisions, which of course may well be too onerous for a room of this significance. We assume the applicant has checked this scheme with Building Control prior to application? We still cannot understand why the kitchen cannot remain in the ante-room adjacent to the main bedroom where services are already established and where the room is of secondary importance to the principal rooms.

We are aware the case officer is well-acquainted with this site and therefore defer to her judgement in weighing up the planning balance and technical details in order to come to a decision that retains the special interest of this significant building.
