9 Van Diemen’s Lane is an unlisted contemporary dwelling situated within the Bath World Heritage site. It is positioned between the Bath and Charlcombe conservation areas, and overlooks the boundary of the Bath and Bristol Green Belt and Cotswolds AONB.

BPT does not object to the proposed extension of the dwelling. However, we have strong concerns regarding the high volume of glazing proposed for the rear elevation. The D&A Statement highlights the building’s existing sightlines from the rear, “looking over Charlcombe and across the valley beyond”. Consequently, we are concerned with the potential visibility of the dwelling’s rear from Lansdown’s public footpaths to the north, and its contribution to Charlcombe’s indicative setting views. The proposed concentration of glazing will result in excessive light spill and sun glare that would have a harmful impact on the indicative landscape character of the AONB and the World Heritage site setting.

We would therefore recommend that a Landscape and Visual Appraisal (LVIA) is submitted to fully assess the visibility of the existing property and the relationship with its setting before the LPA can make an informed decision. We would additionally advise that the design of the rear elevation is reconsidered with a lower volume of glazing to mitigate visual impact on the landscape setting of the Bath and Charlcombe conservation area, and the AONB.
