Our Response

This outline application concerns the existing pool house to the rear of 9 The Batch, a Grade II listed mid-18th century building at the end of an architecturally-varied terrace of dwellings situated within the Batheaston conservation area and the indicative setting of the World Heritage site. The rear of the house overlooks the boundary of the Cotswolds AONB and Bath Green Belt.

Considering the proposed development is situated within the immediate setting of a listed building, we are surprised that an outline application has been submitted with no details regarding scale, massing, height, use of materials, or design, and any associated visual impact this might have on 9 The Batch. We would suggest that a FUL application should be submitted to allow the appearance and layout of the proposed annex to be considered in detail alongside its proposed change of use from a pool house. We do not feel that the proposed change of use of the building can be considered without accounting for necessary material additions and changes with consequent potential for impact on the village setting of a listed building.
