Our Response

72 Wells Road forms part of a Grade II early 19th century terraced houses situated in the Bath conservation area and World Heritage Site. The row occupies a prominent position within the streetscape along the elevated corner of Wells Road, and are architecturally distinctive in their uniformed gabled frontages, stone and timber mullioned windows, and varied use of coursed Bath stone and Bath stone ashlar. The stone boundary wall and gateway form part of the Grade II listing.

We do not oppose the principle of reinstating a functioning gate within the existing gateway. However, considering the Grade II listed status of the structure, we are surprised that an apparently incomplete application has been validated by the LPA in which no D&A Statement or Heritage Statement has been included. Therefore, no information about how the gate would be fitted or further details regarding its materiality, justification of selected design, or potential impact on the fabric of a historic structure is available for consideration by the LPA as part of the decision process. We would therefore suggest that the LPA requests further information (as specified above) to allow for a proper assessment of the impact.
