External alterations for the replacement of three rotten timber sash window casements and minor repairs to two timber sash window casements. Redecoration to nine timber sash windows.

Our Response

7-8 Stall Street is a pair of Grade II early 19th century terraced shops with residential upper floors, situated in the Bath conservation area and World Heritage Site. It forms part of the city centre’s core with high pedestrian footfall, and consequently forms a significant visual aspect of Bath’s historic and commercial streetscape. It additionally forms the setting of multiple Grade II listed buildings along Stall Street, as well as the Grade I 34-36 Stall Street on the corner of Bath Street.

In principle, we are supportive of the replacement of 3 of the mid-20th century windows, which are in too poor a condition to be suitably repaired. The current boarded appearance of the building’s frontage is of detriment to the architectural interest of a listed building and the character and appearance of the conservation area. However, we highlight the importance of continued maintenance and remedial works with regards to the continued material and aesthetic integrity of listed buildings, and maintain that vigilant repairs of smaller issues will prevent these growing into more significant problems that could result in significant harm to the appearance of a listed building, or an irreversible loss of historic fabric.

However, whilst joinery details have been submitted, in the interest of sustaining the architectural interest of the listed building we suggest that relevant measurements of the proposed fenestration joinery and glazing are submitted to the LPA. We recommend these are compared with the existing windows for retention to ensure a homogenous, balanced appearance.
