Internal and external alterations for the conversion of two residential apartments to re-instate former single whole house residential dwelling.

6 Malvern Terrace forms the end of a Grade II mid-19th century residential terrace situated within the Bath conservation area and World Heritage Site. The terrace is modest in scale as perceived from Camden Road at 2 storeys, with a greater 3 storey rear elevation due to the steep east-west slope down to London Road. 6 Malvern Terrace features as an unusual and architecturally distinct addition to the end of the terrace on the junction to Belgrave Crescent; its principal elevation is recessed from the established façade line of the terrace, with a strong gable end profile on its north elevation and a three storey bay window running up the rear. It does however mirror the terrace’s use of detailing around window and door openings.

We have some concerns about the use of historic vaults for directly residential purposes, such as the proposed installation of a WC of the hall on the proposed lower ground floor plans. We maintain that historic vaults and basements are typically not suited to residential use due to their naturally dark and frowsty character; any directly residential use would put the vaults under increased pressure for more invasive measure to manage poor ventilation and damp ingress, with resulting detriment to their appearance and character.

The condition and historic treatment of the vaults is unclear, but we are supportive of proposed remedial works, such as lime mortar repairs and stone repairs. We note that plans are identified for further investigations into water ingress from the main highway and trust that a further application will be submitted if further material mitigation measures are felt to be required, such as internal waterproofing.
