Our Response

47 Milsom Street is a Grade II late Georgian building situated at the centre of the Bath conservation area and World Heritage site. Its critical corner positioning and four storey massing means that it has a significant frontage contribution to the streetscape of both Green Street and Milsom Street, important Georgian roads within Bath city centre. The list description describes the prominence of traditional architectural traits including V-jointed rustication and a central pediment framed with unmoulded pilasters, whilst incorporating 20th century additions such as semi-circular headed windows with Art Nouveau-inspired wrought iron guards. Therefore, it can be asserted that 47 Milsom Street has a particularly significant architectural façade based on its positioning, massing, and prominent, visual collaboration of historic and contemporary architectural detailing.

BPT supports the principle of this scheme, and does not wish to comment on the proposed internal changes that aim to improve the use and function of the building. However, we maintain our position against the use of internal window vinyls. The Trust is generally opposed to vinyls with excessive window coverage as we feel that these ‘deaden’ the streetscape and distract from the aesthetic merit of listed building frontages. We feel that this application is an opportunity to improve 47 Milsom Street’s external appearance through the use of a more subtle and sensitive frontage display in accordance with section 16 of the NPPF and Core Strategy and Placemaking Plan Policies CP6, D1-D5, D9, and HE1.
