4 Worcester Terrace forms part of a Grade II early 19th century terrace situated along London Road, within the Bath conservation area and World Heritage Site. The terrace retains a uniform, traditional appearance and fenestration along its principal elevation, whilst the rear of Worcester Terrace is significantly more indicative of a historical narrative of change and incorporates more functional architectural features such as two-three storey outshots and vaults along the lower ground floor.

Considering the Grade II status of this building, we are surprised at the lack of information provided regarding proposed repair and remedial works.

Whilst it is stated that all windows are in need of repair and redecoration, the scale and nature of works remains unclear, as does the age and current condition of the windows as existing. We highlight the need to specify the window proposed for replacement, with any necessary section drawings to ensure a like-for-like design, glazing thickness, and fenestration for the benefit of the LPA.

Whilst the Trust is generally supportive of the principle of PV panels installed where this will result in negligible visual or material harm to a listed building, we note that no existing or proposed roof plans have been submitted to indicate the scale, position, or volume of the proposed panels. We recommend further drawings are submitted to clarify this with the LPA.

It is proposed to “Repair existing tanking system to rear outshot” where the rear of the property has been tanked with cementitious render. However, it remains ambiguous as to whether works would constitute the removal of cementitious render or its reapplication. Considering the existing damp issues experienced by the utility outshot and the incompatibility of cement-based renders with breathable historic fabrics such as Bath stone, we strongly recommend this render is removed from the rear elevation of the building, and consequently ask that this aspect of the scheme is clarified.

We additionally note the lack of details provided regarding proposed stonework repairs to the vault or the proposed re-opening of the vault ventilation shaft and installation of cast-iron grilles. We strongly recommend that further details regarding works and the design details of the grilles are submitted to the LPA to ensure the beneficial treatment of the vaults whilst retaining their distinctive material and architectural appearance and character as part of a listed building.
