4 Burlington Place is an unlisted shop situated within the Bath conservation area and World Heritage site, within a dense cluster of Grade II Georgian terraces along Julian Road, Rivers Street, and Burlington Street. Due to the building’s use of Bath stone ashlar, a pediment-inspired roof shape, and its symmetrical use of single-pane sash windows, it currently blends in with the established aesthetics of its Georgian context, and can be considered an undesignated heritage asset of local importance.

Consequently, all applications should be assessed with regards to how alteration will impact 4 Burlington Place’s existing architectural subservience to the streetscape and wider conservation area.

BPT does not object to the proposed changes to the rear of the building due to its low visibility. We appreciate the need for the replacement of refrigeration plant equipment, and agree that the rear of the building is an area least sensitive to change.

However, we notice that the application description outlines the proposed redecoration of the “shop front and rear fascia boards, window and door frames and rear doors.” No details for any of these proposed changes have been included in the D&A Statement or the Proposed Elevations. Therefore, the Trust cannot make a fully informed assessment of the impact on the conservation area or the overall suitability of this scheme, and recommends that a complete and detailed scheme of proposed works and proposed shop front designs are submitted before this application is allowed to progress further.
