4 Bathwick Hill is a Grade II late Georgian villa situated within a historically and architecturally significant area of the Bath conservation area and World Heritage site. It is positioned within a dense streetscape of Grade II listed Georgian villas with generously-sized private gardens and a distinctive palette of Bath stone ashlar and subtle Neoclassical features.

BPT does not normally comment on internal changes, however in this instance we recognise that the proposals seek to support the appropriate, sensitive adaptation of internal spaces to better suit contemporary residential needs whilst respecting the existing, historic plan form of the building.

We do not object to the proposed erection of a set of new stone stairs to the rear of the property; the insertion of a door in the 1950s/1960s conservatory does not constitute a loss of historic fabric. Whilst we are unsure as to why York stone has been selected over Bath stone for construction, we support the use of a natural, hard-wearing stone; however, we would recommend that the stone selected should be of a colour palette that positively harmonises with the established and distinctive ‘honey’ colour of 7 Bathwick Hill’s Bath stone ashlar exterior.

With regards to the practical functionality of the stone steps, we would advise that the attached mild steel handrail be extended to include the final step to better ensure user safety. However, we maintain our support for the proposed design and materials, and feel it is in-keeping with the Georgian character of the building.
