Re-covering of main roofs and renewal of older/missing lead work.

Our Response

33 St James’s Square forms part of a Grade I Georgian terrace on St James’s Square, within the Bath conservation area and World Heritage site. The area is largely characterised by its use of natural materials, predominantly Welsh natural slate across the roof pitch with some use of clay pantiles to the rear roof slope.

Therefore, the Trust is wholly supportive of the proposal to remove the asbestos slates installed around 1978, and the reinstatement of a natural slate roof covering which will not only enhance the appearance of a listed building, but the overall group value of the terrace and the square. We do not oppose the additional removal of modern clay tiles.

We further support the integration of general maintenance works into this application such as the re-leading of the central and side valley gutters, removal of impermeable cement haunching around the chimney pots, and installation of high-performance insulation. We feel that this is a beneficial scheme of works which will ensure the improved appearance and longevity of a listed building, and commend the provision of detail regarding the proposed schedule of works.
