27A Belvedere is a Grade II terraced Georgian house with a late Victorian shopfront, located near the centre of the Bath conservation area and World Heritage site.

This application is associated with a previous scheme of works to the building which BPT supported; we continue to encourage the positive reuse of the space and the reveal of original internal features through the removal of inappropriate modern inserts to better reveal the significance of the building. We further acknowledge the need to replace the basement staircase due to water ingress and damp damage, and appreciate the opportunity for a more suitable, period-appropriate replacement to restore the internal unity of the property.

Consequently, this application provides documentation detailing intended joinery designs which we support. The staircase utilises a more suitable historic design informed by surviving original features elsewhere within the building which will ultimately enhance the visual and functional significance of a listed building.
We also support the installation of a Clandon fireplace in the south front room on the first floor due to the proposed simple, historic style that will enhance the authenticity of internal character without dominating the space with an inappropriate, pastiche design. However, we emphasise the need for this design to materially and aesthetically respect the existing “Georgian painted stone fireplace surround with roll-moulded aperture”.
