Our Response

19 Minster Way is a late 20th century detached dwelling situated within the Bath conservation area and World Heritage Site. It has an elevated position over Warminster Road, with exposed landscape views out to the north and north-west across to Camden Road and the Larkhall area. As such, the built environment in this area forms a cumulative aspect of wider landscape views across and through the World Heritage Site and the perceived interaction of Bath’s built residential areas with its green hillside setting and the associated OUV of the World Heritage Site.

BPT maintains that this wider landscape setting is of increased sensitivity to the compounded, adverse impacts of increased illumination and lightspill.

We therefore indicate some concerns regarding the increased volume of glazing across the west elevation, with associated possibilities of increased reflectivity and lightpill, as well as the addition of a second dormer and the potential impact in wider landscape views. We suggest that a sensitive balance may be obtained with a reduced amount of glazing to appropriately mitigate visual impact on the landscape setting of the conservation area and World Heritage Site.
