153 Newbridge Road, Newbridge, Bath

Proposal
Conversion ground floor shop into 1no self-contained flat.
Our Response

153 Newbridge Road forms part of an unlisted, late 19th to early 20th century residential terrace, situated within the Bath conservation area and World Heritage Site. The terrace is modest in scale and form, being two storeys in a mixture of Bath stone and buff-coloured brick, although a number of dwellings have been painted at a later stage, with a ground floor bay window. The two properties immediately adjacent to 153 Newbridge Road, whilst painted and therefore their original finish obscured, appear to be simpler in articulation than further east along the terrace, where Bath stone pilasters are used to define door and window openings. 153 Newbridge Road has since been converted to a shop on the ground floor and subsequently any original historic features on this aspect of the elevation have been lost.

BPT previously commented on permitted application 17/00458/FUL; based on the similarity of both applications, we reiterate our previous comments as follows:

Our only observation on this application is that we feel a better treatment of the front elevation would be the addition of a bay window to the ground floor to continue with and match the local character of the terraced houses adjacent to this building. This design addition would finish the row off in a complementary fashion and preserve the rhythm of the street scene.
