14 St James’s Parade forms part of a Grade II Georgian terrace in the core of the Bath conservation area and World Heritage site, and contributes to the setting of other Grade II terraced dwellings and shops along St James’s Parade.

BPT is supportive of the proposed replacement of asbestos cement roof tiles with natural slate and clay pantile equivalents; we feel that this will beneficially restore the building’s vernacular material integrity.

In principle, we are additionally supportive of the proposed replacement of the non-historic windows at the rear of the building in a style and material that will match the front elevation. Whilst the type of glazing that will be used has not been specified, we would encourage the applicant to select slimline double-glazing as a less visually intrusive option with a high thermal performance.

However, we do not consider that there is enough information to make a proper assessment of the impact; there are no existing and proposed building elevations and no existing and proposed window sections. We would recommend that this information is submitted to the LPA before this application progresses further.
