117 High Street, Upper Weston, Bath

117 High Street forms part of a semi-detached pair of Grade II late 18th century houses situated within the Upper Weston character area of the Bath conservation area and World Heritage Site. The publicly visible extent of the building comprises the rubble stone gable end and stepped rubble stone boundary wall, the view of which is beneficially framed by the open green slope to the south of the dwelling and is clearly visible from along the High Street.

BPT is typically not supportive of unauthorised works to listed buildings, without first obtaining the appropriate consent.

We are supportive of the proposed replacement of inappropriate uPVC windows with timber sash windows, and feel that this would help to reinstate the material and aesthetic integrity and character of a listed building. However, it would be helpful for further details to be provided, such as window sections, to clarify their profile and appearance and make sure these are an appropriate match for the existing timber windows.

We note that the late 20th century extension to the north elevation has already resulted in harm to the form and appearance of the listed building. Whilst we are unsupportive of the principle of uPVC windows in the conservation area or the associated setting of a listed building, we acknowledge the high use of uPVC in Harcourt Gardens and the existing unsympathetic form, appearance, and materiality of the existing extension.
